STEP 1: FIND A REALTOR®
With platforms like Zillow, Trulia, and Realtor.com, it’s easy to think you don’t need a real estate professional. But that’s a costly myth. While those sites are helpful for browsing, they often lag behind and may show homes already under contract. As your REALTOR®, I have direct access to the MLS—the most accurate, real-time database available.
But working with me is about more than access to listings—it’s about having an advocate. From personalized MLS alerts to expert negotiation and local knowledge, I’ll guide you every step of the way and give you the advantage you deserve.


STEP 2: GET PRE-APPROVED
Before you start browsing homes, the first step is to get pre-approved by a trusted lender. Pre-approval outlines what you can afford, what your monthly payments might look like, and how much you’ll need for a down payment. This sets realistic expectations and helps reduce stress during the buying process.
With your pre-approval, you’ll know exactly what you qualify for, understand your loan options, avoid wasting time on homes outside your price range, and strengthen your position when making an offer. In today’s fast-moving market, waiting until you find “the one” can be too late—serious buyers are already pre-approved and ready.

If you’re buying with cash, you won’t need pre-approval, but you will need a proof of funds letter. Just remember to black out your account numbers before sharing documents—it’s a small but important step many people forget!

STEP 3: NARROW YOUR LOCATION

Consider factors like convenience for everyone in your household, commute times, access to schools, shops, and daily essentials, neighborhood safety, and available transportation. You’ll also want to think about the types of homes offered in the area—whether condos, townhomes, single-family homes, or new construction.

STEP 4: FIND A HOUSE
As your REALTOR®, I’ll help you schedule and tour properties that match your needs. Most showings require at least 24 hours’ notice—especially when homes are still occupied—so flexibility is key as we coordinate with sellers.
Many buyers start browsing 6–9 months before getting pre-approved, and that’s perfectly normal. Early browsing helps you understand pricing in your preferred areas, see what your budget can buy, and start planning ahead with confidence.

STEP 5: MAKE AN OFFER
When it’s time to make an offer, I’ll guide you based on current market conditions. Real estate shifts with supply and demand, and your approach depends on the type of market we’re in.
🔥 Seller’s Market – Low inventory and high demand create strong competition. Homes sell fast, often with multiple offers. Being pre-approved, clear on your budget, and ready to act quickly is essential. Clean offers with fewer contingencies stand out.
⚖️ Normal Market – Supply and demand are balanced, giving both buyers and sellers room to negotiate. Homes may stay on the market longer, and you may have some flexibility on price, though realistic expectations are still key.
❄️ Buyer’s Market – High inventory gives buyers more options and leverage. Sellers may be open to price reductions or credits, but low-ball offers can backfire. The right strategy secures value on fair terms.

STEP 6: OFFER ACCEPTED
Congratulations—your offer has been accepted, and you’re officially under contract! This is an exciting milestone, and now we’ll work together to move from signed contracts to closing day.
Along the way, there are several important steps: inspections, the appraisal, final mortgage approval, and coordinating with your attorney or title company. It may feel like a lot, but don’t worry—I’ll be by your side the entire time, making sure everything stays on track.
